While much of this is unknown we should assume that the impact is to clean up preditory practices.So it seems that if the Democrats take the field, thses regulations will be enforced and the agency supported.Now, the Republicans have announced that in order to reduce government spending that they will be eliminating the Housing and Urban Development agency or HUD.

Not to mention you'll either need to account for the servicing of the loan for you to get the 60k down payment OR cut your profits in half to bring on a money partner.Either way, that seems like a bad deal in the current environment where you could take about 20k down on a SFH and get $300 to $400 a month in net profit - and barely have a blip of management headache.I'd say, find yourself a money partner with the same 60k and buy 3 houses and split the estimated $1,000 a month with very little management headache - relatively speaking.OR go back to the seller and get some better terms.Less down and do a balloon after 10 years but amortizeover 30 to help with cash flow.

I was at a real estate seminar and a CPA said “talk with your attorney about difference between equity partners which are not regulated under SEC REG D rules, vs. pooling investor funds to raise funds, an activity which must qualify for one of the SEC Reg D exemptions...."

Mark to market accounting and that fact that banks do not have to adhere to that standards certainly creates a lot of the distortions and feeds into the difficulties in the business of banking and the regulation thereof.In my view, it would be a very difficult task to mark all of the assets of a bank to anything close to a market value as there is no market for many of those assets.
