If stuff breaks regularly I get better products or harden the property. 

That's because many routine jobs, both manual labor and office work, are being automated out of existence.  

And if it is well built and in good condition, just regular maintenance can keep it on course.

Regular tenants without leases you can give 30 day written notice, unless the MTM lease requires longer.

My recommendation for anyone looking at this option is to make sure the numbers work as a regular rental property and then if your able to increase your return with AirBnB consider it a bonus.

I regularly attend the INREIA meetings and they're fairly decent but I'm looking to expand and meet other people that may not be in the REIA meetings and have us all network! 

They should certainly stand out against the regular envelopes. 

My question is, are foreclosures treated differently as far as calculations are involved than regular properties?

some condos are pet-friendly, but they do have a limit, and are often more restrictive than the regular local ordinances for sure.I am also a big fan of the owner occupied duplex as a way to get started. 

We've also used Allure (regular) in rentals and another similar product from Sam's Club.
