Howard,The reality is litigation attorney business or commercial are very expensive and tend to not do pro-bono work.

When Rentometer is working right, I also feel like its estimates are a little closer to reality than Zillow's, at least in my area.

But the reality is that the cost of having somebody come in do the demo and disposal would have cost me some serious coin in this crazy market.

it would be one thing if you were buying some multi million dollar deal.. but if its just a vanilla SFR nothing will happen trust me on this.. people just get pissed off but don't know reality..

I realistically think that we're only a few years away now, and I know preparation for this won't be completed overnight, so what I'm looking to do now is learn and come up with a feasible plan that will make this goal a reality. 

The reality is, none of the above mentioned avenues that you mentioned are bad ways of getting started.

In reality, I would bet it's going to be a bit bumpier than people expect but it is likely worth the headaches.

If you can’t get 1% rent then keep looking because the reality is it will go negative if there’s not enough( or very lIttle) cashflow .
