I personally believe in owning real estate in LLC's but the reasons are more for business planning than asset protection.

Real Estate is one of the most illiquid asset classes and thus takes months to work its way through.

There's a reasonable chance he's a felon or sex offender or something similar which ends up disqualifying her from housing, or perhaps she is on Section 8 or similar and they are trying to hide his income. 

You should always vet your agent to ensure they are experienced and working hard, full-time, in the market.It's nice if you can find an agent that specializes in real estate investing, but any solid agent should work well for you. 

Keep in mind mix-use real estate is generally more difficult to finance than multi-family or residential real estate.

I do not believe the 4 phases of a real estate cycle are applicable at this moment.
