You basically had to re-finance to conventional loan if you're looking to use the property solely for rental income.However, it seems like what I read elsewhere may not be true after all, which is definitely a good news.

this is where a good RE investor negotiator can really make a deal happen.first off in the normal course of business the lien would simply be paid from the sellers proceeds and should no affect you.

My observation from being close to some of these individuals is that there are two main reasons why they often don't invest with other investment managers:1-they don't know them (trust)2-they don't like/know about their track record (competence)Since my current track record in producing returns through RE investing is non-existent, the only currency that I have going for me is my character.

ALL RE is cyclic and Calif is typically an 8-9 cycle, especially in the most desirable areas like SF Bay area, Orange County. 2008 was a major down turn due to the mortgage industry collapse, not true property values.

I have never been to a place that did not have deals and successful RE investors locally.I have the sense that there are going to be some great deals had on the next downturn when all these out of town investors dump their properties.
