If you try to buy it from the bank as a REO, nobody said you had to wait months for them to re-list it.

It involves a great deal of know-how and work, not just signing some documents and then listing/re-listing the property.I hope there isn't a wave of wanna-be investor's cleaning out their life savings to go prospecting in an area of town they know nothing about.

I may not stay a realtor, but I do intend to continue investing in RE, and would most definately use a RE agent.By the way, I have never met an agent who intentially encourages a seller to inflate their asking price.

I pointed out that both seemed a bit low-ball but if he would take a net out that was based on roof and kitchen each costing 20% more, we'd take it.In short order we replaced the countertops and floor (about $1,000), re-roofed in my spare mornings and weekends (about $800), and cleaned the carpet.

If I found a parcel of land that was zoned for industrial or commercial and I wanted to re-zone it for residential purposes, what would I need to do.
