@Stephan J Hagen If you and your partner end up as owners of the restaurant and the business, have your CPA group the entities for tax purposes.

As trustee she can name the interest rate her 401K will charge her for that loan, and she can amortize that loan for up to 5 years.If the loan is used for BUSINESS purposes (an earlier post was incorrect), then she can deduct the interest on the loan as a legitimate business expense.

Looks bad, but that's not the purpose of the inspection.

Sure, you could find private, hard or portfolio lenders, but chances are the terms would completely defeat the purpose of what you are trying to do- that's expensive money.
