Have airtight agreements that protect both you and the owner/landlord.

There are a few Home Warranty companies such as American Home Shield, First American Home Warranty, Choice Home Warranty, Old Republican Home Protection, just to name a few. 

remember, its profit, not income...To protect your corporate veil, you should have all the documentation in place, such as a contract especially since its not an arms length transaction.

I would also pay good money to have a lawyer draw up a lease to protect you, don't use some generic lease.I've got some great stories of the things we die to our house that would make landlords cringe.

Remember, prevention is crucial, so review your lease with a lawyer to ensure it's clear, concise, and protective of your interests.

I am interested in joining forces with other landlords to send a message to our governor, senators and congressmen and women to let them know that we want our rights protected as property owners. 

Formula's and calculations certainly can predict or provide recent averages, but when the rubber hits the road we all want to know the exact amount of money in our bank account.
