The Portals are more professional and have great tools for me to list my vacancies on my site and automatically publish them to a variety of different sites.

At the same time, we have an outlook on this economic crisis as a major money making opportunity, not the end of the world dooms day situation that some people believe in.

Since I am selling as an individual not associated with any real estate professional, what information and or paperwork am I required to provide potential buyers, and those making offers, and the one who places the highest bid?

Now, if you mean they assumed they could refi out of a bad loan, then, at best, they fell prey to the same overly optimistic outlook as many others.

In regards to your professional team members such as CPA's and attorneys, it makes no difference if you are new or seasoned.
