So the added expense of a high end camera is not real worth it for us.The phone is compact, always fully charged, always with me & it does take excellent hi res pics that I can enlarge on it & has great video.

As others have said, Hialeah is a great area to consider...North Miami and Miami Gardens are also excellent rental areas, but I don't know which would be most convenient for you distance wise.

For office I would be wanting a 9 to 10 cap or higher at this point in the cycle. 7 to 8's for that product is overpriced at this time in my view unless rents are at about half of current market.
