My biggest fear now is that this guy will now request everything under the sun.

Once you get that first one done everything changes, I have zero fear now while still understanding the risk.  

Hacking sounds the most attractive for ‘first timers’ as I feel it may offer an easier landlord learning experience.We are both very driven and can offer sweat-equity, finance, legwork and simply outstanding coffee shop chat.While the Denver market seems very strong, indicators show no sign of stagnation, rates are historically low, we do have fears of buying at the markets peak without much room to appreciate.Seeking an experienced hand in gauging deals, get recommendations on reputable agents, join in financial partnerships, or simply get in touch with guiding angels.

My fears are that if i get the property nobody will want to rent.

My wife has always been fearful of money issues.

I find that inherited tenants' biggest fears seem to be that you will raise the rent a lot or kick them out, so do what you can to be fair but firm. 

After the first, you get experience, you know what's happening, you know the budget,  all the fear turns into excitement!  

It'd be completely elective at that point because I'm not living with concern or fear about financial responsibilities in the event of my death. 

Even things like the prevalence of nuisance lawsuits differ depending on geography.
