I used to be an agent years ago, so I know some of the techniques, but it sounds like the game has changed.

Knowledge is power.

Practicing the concepts and techniques talked about and taught on BP on my own house taught me many lessons that I will use to begin to build a portfolio.

That makes me liquid enough to cash flow whatever comes, but allows me to double my purchasing power over straight cash.

@Mike Lambert Mike, I just read this, honestly, what´s up with all the hate in your response, I understand that people have a need to be right all the time but you don't need to do that by bringing others down just to reaffirm your sense of power and knowledge in a bigger pockets forum.

Does anyone have any recommendations on products or techniques I can use to transition the floors? 

how do i make sure im top dog?  will i get results from only doing direct mail?   is it accurate that about every 20 leads is one deal?

If it were me I'd stay on the safe side, you don't want to have to do this again in a couple years when your tenants power consumption increases.
