@Cole SteelePersonal preference but if you have a good pm, insurance policy and are not a scumlord you should be fine not needing a LLC.

Aloha,If the mother is already staying there, past the stated "guest" period per your Rental Agreement, then you have a couple options. 1) send a notice of violation to the daughter and follow through with your violation policy...ultimately eviction for other than rent owed, hopefully.

Also too STRs generally require a different insurance policy which isn't most master HOA policies don't include.No this is just a long term rental but if in the future that were to ever become an option it would most definitely push my COC through the roof!
