I’m hoping I can get as much knowledge as possible from bigger pockets that will ultimately result in getting my foot in the real estate buiseness!

The bigger pocket calculator gave me the ranges for repairs and cap ex. 

I'll give you a bunch of my situation and see what you have to say and also feel free to PM me or I'm happy to help others with this thread as well.So this pas year I went on a bit of a buying spree, liquidated some other assets and bought three single family homes in the 50-80K price range. 

As you know, you have three sources of income/wealth: cash flow, appreciation and mortgage pay down.

That $4k goes towards my holding cost for the 2 months of repairs so I am able to get into the house with minimal out of my pocket at a much quicker pace than going conventional and/or paying higher fees and interest to a HMLWould love to hear some feedback on if this is a good strategy or not.

There are certain pockets you may not want to buy in, but for the most part, at the right price, these homes can still be great buys.
