We are still waiting for COVID to pass in order to acquire more properties down there - main resorts we are looking are Champions Gate, Encore, Solterra, etc. 

Hello Andrew A. drew, I have heard very good ROI numbers from resorts like the Champions Gate (and similar) and I have also heard many other not so great stories of short-term investors in the Orlando area.

My wife and I were looking at some 3/2 and 4/3 places in the various resorts in that area.

The zoning is relatively strict, if you narrow it down to the "condotel" resort-zoned complexes then you are fine. 

But to find out who the players are in your area you need to talk to other investors in your area.

Specifically, we'd like to be close enough to an Epic-owned ski resort to take the free bus or a short walk.

My markets are saturated with mail marketing by the rehab players, the ones that do 5-10 houses a month.

As a result, there are many attributes necessary to be a successful syndicator:Be a team player: You will inevitably need to build a team in the front end and not on-the-fly as you could with, say, flipping or buy and hold. 

The advice of an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering is a great benefit.

There are many big players in the area and realtors know that they can move fast and buy them at pretty much a moments notice.
