Basically, the name of the game when you start out is to pick a market that makes sense in terms of population size & growth, job growth, demand for housing, and prices within your budget.

No offense, but you're ripe pickings for getting taken advantage of because you know absolutely nothing about buying real estate.

It sounds like the plumber is so busy they can "cherry pick". 

Worth asking....I had one tell me today they had 4 offers and the lowest was list price....so that gives you some info.In my experience lately most will not counter, so bring your best game and they pick one to work.   

If you are looking to be a bit more aggressive, you could stay in your primary residence, refinance it and use the proceeds to pick up a BRRRR or flip.

Just let the others know that you picked another applicant that met all your requirements and no, you do not have to tell them what all your requirements are.

Walls were already bulging inward into the basement.I am a very raw newbie in this and I do not feel comfortable picking up the pieces of this house.  2 major floods in 10 weeks and causes were due to geography (not flood zone, just street sloping), it will flood again. 

Still, at the same time, they refuse to buy my condo, putting me in a very tough situation where I had to foreclose on the apartment to find out later that they picked up the property at the foreclosure court for pennies.If you're concerned about repairs, don't be.
