I will not go to the property and physically collect rent and really don't prefer mailed checks or money orders.

It seems like the banks require the person to physically come in to sign forms/docs.

That's pretty easy way to take some of the pain out of doing up a new lease every year by not having to go visit them physically.  

I plan to build a stronger and stronger presence in that market as time goes on, so it makes sense to me, to just start the LLC now so I can start building a name for the company, seeing as I won't be physically there very much.

I assume that's the same thing as a soil survey.not many lots are physically unbuildable.. many though are financially..

If you wait six plus months and you make improvements to the property (physical or financial) you may be able to use a new appraisal with a higher value.
