I know a few good realtors in Miami that love their current brokerages if you're looking for any personal connections! 

Not interested personally.. but it is an option to trying to wholesale and failing miserably at that.

If they are intending to buy another property, they may NOT be able to consider seller financing.If they are in a position to consider seller financing, you have to mention the benefits to them specifically and that varies from person to person.It is a learned process.

So they need to be real estate focused or at least well educated in the "game" our government has setup for professional real estate investors.

However the tenant is telling me they have personal issue and wants to move out of the lease or asking me options to break the contract. 

As expected, I had to personally guarantee the loan but it's now in my business name and reporting to my business credit.  

In other words...people that don't have enough skin in the game to even cover the deposit. 

Thank god I did because I received it on the last day I could go to the assessor and talk to her in person before I the may 28th appeals datethe letter reads that my new assessment is 590k and that my new taxable rate was 91% of that 590k.  

@Caley Crossman Several of my clients have successfully used a Self-Directed Plan (RRSP, TFSA, etc.) to hold a mortgage against their own personal residential property.
