like right now on our new construction we are building in Gresham our BAC  commish to other agents is 2.5% not 3.. and the list side is 1%  but then again the agent is getting 23 listings LOL.. so your fee's will fall in the middle.. market at or above 1 mil has peaked for the last 6 months.. the 425k market were we are working is still red hot.. 5 sales this month..

What I think might be more attractive (with large upfront cost) is looking at how to get super duper high speed wi-fi or wired internet access for the complex.

I would give it a shot if for nothing else to get up to speed and see how realistic it is to actually collect.I did ONE time garnish and was getting paid but then they quite soon after and I lost interest.. another filed BK and I had to give all the money back to the trustee .. that was a bummer.. hopefully you have put enough reserves aside to ride this event.. its never ending as you will soon find out.
