Hi Sam,As an investor and realtor, I search for properties for myself and clients all over the place, wholesalers, off-markets, foreclosures AND MLS.I've seen quite a few properties in unfinished condition get listed on the MLS and get sold days later.Investors are searching everywhere they can to find properties so try putting it on the market and see what happens.

Hi Daniel,What I mean by "bad reputation comes from OOS investors wanting $20k D market properties":This comes from when you hear people talking (including people on the BP podcast sometimes) and they talk about "Detroit" they might say "that's a bad market to invest in" "tenants don't pay" etc...That bad reputation comes largely from inexperienced (often times OOS) investors being attracted to the number of houses for < $50k.

After renting out the finished basement and one of the main units, we'd be paying a very comfortable amount for our part of the mortgage, and upon moveout we'd be breaking even with PITI + maintenance, capex, vacancy which is what we wanted to achieve.

Maybe bankruptcy, maybe slow courts or laws over Covid, maybe owner missed a payment and started paying again, but one payment behind, maybe trying to do a workout, maybe some environmental hazard with the property that they want to take ownership of it.So that would be the first step....find out who owns it.....individual or LLC or now in lender name.
