Biggest advice I can give is be patient and be open to renovations. 

I am debt free, created a safety fund, and have been contributing to my company's 401K and my own Roth IRA.  

I only deal with multi-family, so that it is easy to see a larger ROI, and safety net when one of the places is empty.

After going through the hassle of finding an investment property, then rehabbing and placing back on the market, I am expected to sit and wait patiently for it to sell.My real estate agent placed my home on MLS (which then gets pushed out to websites like Zillow and Trulia), but besides that it.

I am trying to be patient and wait until I'm financially ready but I'm also itching to get into the business because I know a lot of people talk about investing and never do. 

A three layer roof and knob and tube wiring are both major health and safety concerns, and indicate the the house was either not professionally renovated or inadequately renovated.

It is seen as a health and safety issue.

If they feel it is a safety hazard then yes remove the garage as it could be a liability and is not adding value to your property.
