Build a good spreadsheet and do your best to use conservative numbers (over estimate your expenses and costs and under estimate your resale). 

I do own one paid off rental with a value of $450,000 that brings in $2,100 a month.

I am not doing repairs and rehabs myself anymore, but I do oversee the managers, categorize expenses, and pay bills outside of the property manager duties (insurance, property tax, large rehab, etc.)

The fees I charged as a LTR landlord more than made up for additional cleaning expenses.
