Am trying to gauge if it makes sense to proceed or keep as is.Average ARV of properties: 140K-180KCurrent Loan Interest rates: 4%Refi ScenarioTotal Refi Cash amount: 68000 (Avg: 17K per property)Closing Cost that I will pay: 32600 (Avg: 8K per property)Monthly Payments: Total remains almost same due to lower interest ratesFifth property that I'll payoff may result in additional $400 per month cashflow.I notice all the loan amount getting increased by almost 7K more than what I'm getting cashout amount.Does it make sense to proceed with Refi cashout for these properties?

If you haven’t noticed these are crazy times.

They will search for any notices of liens against the property and owners/decedents.

The notice I took out of the envelope is addressed to my tenant with the address of my property.

I also live in a city that doesn't attach unpaid water bills to the property.Unrelated to the water, I ended up having to evict her because she did not comply with my 30-Day Notice to Vacate. 

Notice keyword free stuff don't buy courses and don't over study get the basics and take the plunge nobody learns how to fight by reading books you have to get in the ring. 

Super short post here, but just wanted to share:Finding the right contractor or handyman is an ongoing battle.Recently, after trolling the Home Depot and Lowes parking lot and snapping photos of all the vans with their company logos and phone numbers, I noticed ALL THE WHITE VANS with no advertising on the exterior. 

@blaine Moore - I'm a big fan of it, bought it on a Black Friday sale and I've noticed a large improvement in my productivity in the last 2 months.

Usually it's very slow that you don't even notice and roots can get in. 

When we walked through the home we noticed the laminate flooring is slightly unlevel in certain places, my only thought is that it could be a foundation problem causing it.I'm just looking for how others proceed in these types of situations, I am still very interested in this property and not scared of the foundation issue at least not before getting a quote to estimate the repairs (if this is even the problem).
