Any master planned development is a huge commitment for its developer.The only exception would be if the developer was a local 'billionaire' type developer operating a gigantic development organization. 

And you don't HAVE to have them manage your property because they're usually happy to just help you close a purchase.Check Houston's local real estate organization and see if they list categories of agents, and whether there's a category for residential investment realtors.

There is one organization which has local support groups (there's one in Manhattan) including people like you who are already doing deals and who all have the same education.

I've previously done a startup magazine/media company and a startup nonprofit, both in NYC.
