this topic has been on my mind multiple times.  

-Permanent extension on small businesses’ ability to immediately expense business equipment instead of depreciating over multiple years. 

Currently me and my business partner are doing one house at a time trying to get enough going so that we can have multiple properties going at once.

Now some HML will have a fund set up.. but that will not give you the same experience as funding the deal yourself as you would just invest in their fund and be in multiple deals.

I have talked to multiple lenders who will do a commercial loan with a 15-20 year life, no balloon.

I say that because in our market, seller's are currently seeing multiple offers on nicely remodeled homes which is making it hard on buyers.  

So then how do people qualify for a bank loan for multiple properties on a W2?

Where they have multiple projects (houses) they buy to rent or buy to fix and flip.

For one, the house has been listed for a while, with multiple agents, for over $100k.
