Now there can be exceptions where someone has not much liquid after down payment or lower net worth but property is very strong with tenant quality and location or if LTV is below 50% then lenders sometimes perceive less risk.Also you could have situation where current reserves and net worth is light but is a doctor making 800k a year and lot's of free cash flow so lender still likes to do the loan with personal guarantee.
