You want to build trust and folks will talk about themselves all day I call that porch time  and my partner when we were buying timber and timber land was the master..

List the property on the market, and disclose that mold was found in both the unit and in basement but the unit has been remediated, with proof of lab testing results + mention that the basement remediation is in progress and HOA is aware of it.The goal is to assure the buyer that the unit has been "treated", as there is no reason for buyers to go into the basement.Option #2:File a claim against the HOA's master insurance policy for negligence and lack of maintenance to the common areas (basement) and go through this process until it is hopefully resolved.

You might want to try a master lease which doesn't lock you into anything beyond 4 or 5 years and allows you to have option and first right of refusal to purchase.

@Valarie Sines @Paul Sandhu is the MASTER of blue-collar contractor rentals - from what I've seen, it's not for the faint of heart, but there is definitely plenty of money to be made there in the right market! 

When we were packing to move, and the house was all boxed up, we were doing the final search of all the closets and storage areas and noticed something at the very back of the very top shelf in one of the master bedroom closets (that we had never noticed in the year we lived there.) 

I have the ability to make a 5-7% down payment..It has 1 master with attached bath and a 2nd bedroom.
