Side note, beachfront homes (not sure how it impacts condos) often have massive insurance premiums: floods, hurricanes, and *wind* damage insurance can be a killer.

The problem with yelp and Angie's list is that these contractors will charge massive amounts of money and really limit your ability to flip properly or get the right returns after the renovation.

I don't think those areas will see massive appreciation but do have good upside going forward as they've already start gaining pretty good traction as a result of the top tier neighborhoods closer to the city on the North and South getting expensive at this point.

House Hacking 2.0 has the additional benefits increasing capital (partners provide cash), decreasing risk (spread out among partnership), and increasing loan worthiness (partners provide loan worthiness).I am a fan of low/no down b/c instead of money going towards the acquisition it can increase financial reserves; provide money for more properties; and massively increases cash ROI %.
