I don’t recommend looking for a major project, mainly because you don’t have to here in order for the math to work.

I think the majority (not all) of people who say they can't pay really can.I think about the following when given a situation like yours:  If you give them the free rent, then why not head down to the local shelters and find other disadvantaged people and offer them free rent as well? 

Local banks are generally more useful once you have to many active mortgages to get a loan from a major bank.

@Peter Sanchez Great suggestion on Dataroma, but the major issue is most of the data on there comes from quarterly disclosures, so its old news.

Aside from the immense guilt, you could face major legal problems.

Looking for something easy for this science major and at $175 / hour, it sounds good. 

@Chris Majors Sounds like a very small deal which may be the reason why the owner is selling.

If that wont work, my company has investor products that will allow you to buy as a rental with 20% down payment, no employment or income is listed on the application and the only way debt ratio is considered is so long as the property will bring in enough rents to cover the PITI.

I have reason to believe that ours was the best offer - traded as a portfolio in the end…It sure seems that vast majority of assets are trading as portfolios now days, which makes sense.
