The city properties you need to be real careful as the margins will be very tight and with the old homes you can run into some unexpected issues($$) once you start tackling the rehab.Also I would connect with some of the local wholesalers (who you can meet at the FFREIA meetings or through web searches) to get on their lists as they might have something that meets your criteria.

@Daria B. seems like you've done lots of research, I've done quite a few renos and have build some brand new homes, one that was featured in a magazine http://www.ottawamagazine.com/homes-gardens/2012/05/11/a-house-we-love-a-cliff-side-dwelling-in-chinatown-and-on-lebreton-flats/, the recurring question I keep hearing is is worth it for a buy/hold.

The program offers  a tenant facing web portal to pay their rent, can accept credit cards and you can charge the fee to the tenant, will do tenant screening for a minimal cost (again, can charge the tenant), does pretty much full accounting, and the list goes on and on.

I worked with the Zillow API a little bit and having results populate in Excel; but then I was interested in Craiglist results to find the "For Sale by Owner" listings (web scraping; there can be some issues with that if done wrong though so was hoping for an open API there).
