If a ground rent has not been transferred and recorded in the last 40 years they that is just more evidence that the GR holder will never be heard from again.Most active ground rent holders own thousands of them and are well known to title companies.

pre foreclosure were my bread and butter for many years.but here is the REALITYfolks procrastinate and they are most motivated within literally 1 to 3 days of losing the property.I would not even have my team of door knockers knock more than one week before the saleso to that end I got a LOT of smoking deals.

on one of your post a reply came back that your comparing oranges to Iceberg lettuce and for sure you are when you compare vegas and Memphis.What caused the meltdown in Vegas and PhX  @David Faulkner  well I can tell youVegas relys on gambling and tourism in the crash any tourist city and gambling city got hurtand then for rentals  what killed that market and phx is that a very large portion of your renters were in the building trades subcontractors laborers etc etc.. building came to a complete STOP.. those thousands upon thousands of jobs left.. and most of those folks rented.Memphis is a rental city and has basically always been one with about 50 to 55% of pop are renters.

I used to buy pre foreclosures for a living for many years I bought hundreds of them literally in CA OR WA.. so we did this literally every day.. you don't want to rely on an Attorney or title company. once you know the amount then you can tell if you want to waste time working on it..
