The numbers seem to be very good on a certain MLS deal I've found which leads me to question: if the numbers look this good, how did this even make it to the MLS without being snapped up, much less sit on the MLS for 15 days!?

I tell clients to not even tell their lender, as lenders don't normally get it and it just leads to a lot of confusion and chaos where it doesn't have to be.  

You are still authorized to hire, even though it is in an LLC. 

One company wants a lead cert at $800 another no lead cert required @ $1400.

This also leads to good manners, when she wants something, and no accountability for her errors, which will continue.  

If you are in a more litigious, liberal state like California then you may want to be more careful.Or Maryland or any state that has significant lead paint issues.
