I know there's nothing you can do about the neighbors, but some of them had unkempt yards and shopping carts in their yards.There is an equally nice home (smaller and without a pool, but has a larger lot) at 3324 E HOLLY St that is listed for 265k.

Real estate is geographically locked and can easily face economic obsolescence overtime.... and also much more expensive and harder to diversifyI am heavily invested in real estate but the 100 year historical data available for the stock market is a lot more reassuring for its long term stability then any sort of data available for real estate.

One thing we've found, is that these foreclosed houses that have sat vacant for a while, continue to have larger than normal issues for the first 6 months or so after the original reno.

@Alan Johnson I like the idea and something similar is used with timber and ag properties I think...sort of modified lease options where they don't actually control the property I do not think.
