If the soil underneath is unstable, I'd break it up and drop gravel with landscaping timbers.

It seems like a great opportunity for someone just starting out .I know the basics of it & I’m enrolling in local real estate groups to start building my buyers list, my question is what are some of the things you guys messed up on in the beginning that you would do different, have any general ideas/ tips that could help me start off/ for the long run ?

There's a clubhouse, laundry, kayak rentals, bathrooms/showers, some recent renovations (new plumbing, electric, landscaping, etc.). 

Since this will be my first deal, I'm looking for any advice and tips on what I should be doing before and after I connect with the seller, to make things go smoothly in case I get a bite!
