One of the owners responded and we have been able to negotiate a deal.  12 unit apartment complex; 6 two bedroom and 6 one bedroom units. 1960s, single story, slab construction, four sides brick, C condition, fully rented.  

Timing is very important when you hear someone's story.

It will not matter who you vote for or what story they tell you.

The home is a 3 story house with a large separate two-story garage behind it, the garage has a two-bedroom apartment on the top level.

I agree with @Jaron Walling.You have to know the story behind why they are selling in the first place.

Well, the loan amount(or LTV) itself can not tell the whole story of risk.

High-end finishes throughout, 2 car garage on a huge lot/backyard, large 2nd story loft area, 1st level front porch, 2nd level deck off master and a large deck off the back of the house.

I care more about the story than the score.
