In the excel file, I can just copy and paste column B from the Deal Evaluation tab into column C, D, etc... to create as many different financing variations as I want and compare all the numbers (cap rate, CoC, etc) for each variation right in one view, something that is impossible using the online tool.Also BP only lets you make 4 or 5 reports if you're not a pro member, and you can't print them if you're not pro.Also using the site means you have to have a solid internet connection.In case it wasn't clear, there are 3 tabs in the spreadsheet, "Deal Evaluation", "Closing Costs", and "Capital Expenditures".

., Thanks; we have done very little in terms of repairs, mostly a couple thousand in the basics (wired smoke detectors, etc.) and this spring intend to make some landscape upgrades (curb appeal), but biggest expense/return has been adding a couple fully furnished units that include cable & internet and make those available at shorter terms (1 - 3 months).

Basically, if you have your own Real Estate Investing business (an actual LLC) and do all of your business transactions through that, you can also deduct things like mileage, gas, phone, internet, rent (home office), travel, meals, etc. all of these things are deducted and give you less taxable income which means paying less in taxes in the long run.
