The reason I make this suggestion is that going through refinancing is a bit of a pain, and you're not going to want to do it again.Also, always shop around and make sure you're getting the best rate and the least amount of closing costs.

I have painful and expensive experiences from earlier in my career.It seems like these tenants are still in the property.
