In my personal experience (might have just been the individual and not representative of the company), they did not get up on the roof, they did not get into the crawl space, and they missed a handful of minor but worthy issues I would have noted inside the house.

At a purchase price of $150,000 and gross rent of $1,600 I think the property would work for most at a 30 year loan so I think it comes down to preference and comfort.

My preference is to renew as per contract or that they would reveal the minimum commitment they are able to make, and we’ll write up a short term lease at a higher price - flexibility and stressing out the landlord should come at a cost.

So even if the average is $1050 that doesn't mean that houses also couldn't go for $1250 or $800 in the same area depending on its individual characteristics.3) It's not entirely clear where Rentometer pulls its data from, but I think they are using list prices instead of actual lease prices.

Many landlords think putting up with bad tenants is preferred to the inconvenience and cost of a turn over but this is usually a issue of a landlord simply not taking care of business and using the cost of turn over as a weak  excuse to avoid work.
