I have bought and sold six homes, had one beautiful flip, and kept one duplex that was a BRRR score and currently building two more duplexes with the opportunity for one more that is build ready.  

Last time I checked, there were hundreds of spreadsheets and I'm sure many of them are designed by/for flippers. https://www.biggerpockets.com/filesYou can always find fileplace at the bottom of every screen, left menu.I also recommend you go to etsy.com and search for "house flipping spreadsheet."

My largest concern is that as we go lower in rate, housing supply will ultimately be unlocked putting downward pressure on rents/asset prices. 

We could sell this one, purchase the new house with a couple of small rentals but I do not believe we could get a similar cash-flow.

It is just a loan modification based on the market value of the house.

@Bruce Tieuhouse hacking is a great way to get started and I think your plan is great - but I would reset your expectations on the numbers:1. the goal of a house hack isn't to live for free. 

For rents to rise quickly, housing demand must continue to increase.
