Question is: are there any other websites, normal local resources (other than other investors at a local REI club who do invest in that neighborhood) that I'm missing out on checking what the prevailing norm is in terms of which utilities tenants pay?

Or if you just want sold properties or a market analysis for properties you are considering, save your self all those fees...I have a website that will give you a free market analysis and nearby solds on any property in our local MLS.  

Most of the time any websites comps have challenges.
