This "economic funk" is expected to last only a couple of years versus the normal 7 to 10 years that the historical downturns have taken to reverse. 

If the tenant cranks the heat with windows open, it's on them and not you.This also works best if you have utilities set up on "equal billing" where the utility company charges you the same amount each month based on historic averages instead of charging actual use each month.

Hi @Prasad Ma,I can't speak for the San Antonio market, but Cape Coral hit historical highs in appreciation last year with some properties reaching as high as 25-30%.

Monte Vista and Dignowity Hill have been good bets for some friends over the past 2/3 years Denver Heights has definitely benefitted from the Dignowity refresh, and doesn't have the same kind of historic restrictions. 

My portfolio has everything from a 2012 built townhouse to a 1900 built foursquare with a slate roof, in a historic district.
