I've heard some good things about Tulsa, Little Rock, and San Antonio.

FAR more than cash flow could have done by probably 20X or more.I found Charleston SC 5 years ago now.. first houses I bought were scary it was old old falling down no one wanted to live there.last house I sold last month sold for 650k .. first house I remodeled and sold there 5 years ago with 260k.. so on and so forth.. now we have pioneered it and others are in the market as well building and regentrify and its rock star territory.. 5 years ago no one wanted it.. it was the hood .. :)  Same with neighorhoods in Indy right now.. big money being made on value add.. far more than cash flow.

Also sometimes listing the building for sale can stir up the tenants and things have been great so I would prefer not to rock that boat if I don't need to. ps.

HI everyone.I am looking at a few properties in the N Little Rock area, Zip code 72117.This is for long-term investment purposes.I was hoping someone familiar with the area could share with me some info about the crime rate, desirability of that area and how hard it is to rent out a house that is in good shape in that area.Thank you

I knocked on the door of who I knew owned the RV and met a very nice lady who had started mowing the field, and stacking up rocks.

Also, I was beaten by cash offers on 3 homes in dallas so far.b) I found new construction to be far away from city center in little Rock , AR and so not sure if rental demand. c) I think oklahoma city is georgraphically risky for me.

What @Steven Wallace said is correct though.. there are some areas zoned for STR's, and Indian Rocks Beach, downtown Dunedin, and some parts of Treasure Island come to mind. 

@Matt AllenI know a rock star CPA here in San Diego.

You probably don't have a rock solid lease ready either.
