Robert,If the objective of your purchase is cash-flow, then appreciation matters little - don't get me wrong, it's still nice, but the success of the investment does not rely upon it.Matching your product - in your case, single-story (ranch style) duplexes - to your clientele ({nearly} retired, aging tenants who do not wish to contend with stairs as they grow old or those with mobility issues), whether done explicitly or intuitively, is the key to low turnover.We are considering a multi-family unit which is comprised of 25-row houses in a single story garden home format as it has an appeal to our aging population.

To a landlord of residential properties holding a house is simply holding inventory and inventory should be able to be moved and replaced to grow any business.An airport can change flight paths, bus routes can be changed, traffic patterns can change that increase traffic or make access more difficult, nearby zoning changes effect surrounding properties, there is an endless list of obsolescence factors that effect a residential property that can not be controlled.

I absolutely can't believe how many followers RK has.That so many people I respect on here seem to have gained so much from him really tells me that financial education is so horrible in this country that RK's terrible book being popular is still a good thing for so many people.I don't see how anyone can respect him when he clearly recommends cheating on your taxes - he says to expense a Rolex, right?

I'd much rather be a recognized business with hundreds of properties that banks jump at the chance to lend to than a "nobody" with tons of hidden assets that has limited access to debt/capital to continue to grow with.
