You can’t just drop a few grand and make it rentable.

The truth is a lot of it is just networking , getting lucky sometimes , and hard a** work .. and not all the deals I find are grand slam home runs ..

My assets funnel into a GST for benefit of grand kids, and there is enuff there for several generations.

I lived in this same area once before for 14 years, bought a lot of RE and have great contacts-as well as 3 of 6 kids and 7 of 11 grand kids.

Either way, please save yourself a potentially giant headache later and spend the few grand now to have it done right.

However, I'm a seasoned investor and business man and have learnt over the years to be very skeptical of people with grand visions but not much of a track record, but great presentations.

Find a good team, but with you being only that far away, if it was a major thing, you could get their rather quickly in the grand scheme of things. 

I'm also not seeing where you added 100K to your balance sheet taking on a grand more than the appraised value in debt, you're a grand underwater unless I'm missing something else.
