The landlord should ensure that all tenants know what is expected of them, whether it is when the rent is due, rules they must abide by to keep the property in a safe and sanitary condition, respecting fellow tenants, or generally just being a good neighbor.I believe that the City has its proverbial head in the sand on this.

I have found that most section 8 tenants, want to leave on good terms, since their address history follows them around.

If its a decent deal now, it should (on average) be a better deal if you do good things with it over time. 

I’d take into consideration the quality of the unit and how recently it was renovated.

This in part will depend on how good the deal is and what they other parteies other options are.

Getting your buyers lined up is a good idea.

If you find a way to get a loan that doesn't require a PG, you're good to go.
