Finding someone who has complementary skill sets, shares your values/goals, and is willing to communicate openly are (in my opinion) the cornerstone of a functional partnership in any area of life.

However, if the other items are functioning such as the appliances, windows, HVAC, roof, etc.. 

Make sure everything is functioning properly; is safe; and is clean...VERY clean, including windows!

We rarely use irrevocable trusts even in asset protection of real estate (they don't function in a way that meets most clients' needs).

Put in LED lighting wherever you can to help reduce electricity (especially in common areas that you are on the hook for), make sure your plumbing fixtures are efficient and function properly to save on water usage. 

I've never seen that function while doing my own client stuff.I'm afraid your accountant might have to do the work again.

Keep it safe, functional, somewhat bulletproofed.
