I trade my time for dollars.  

Network with investors, network with hard money lenders, network with construction trades who are working with rehabbers. 

I understand that for one or 2 notes it's not needed, but as I look to continue creating and trading notes, I want to ensure I'm in full compliance.  

I have had major success with Facebook Marketplace and buy/sell/trade pages.

Even in this market good assets trade quick. 

  $900k = 6.67%, $800k = 7.5%, 700k= 8.6% cap rate.Currently I'm running through figures of $150k down, $200k down, $250k down just to see what those numbers flush out to, in order to present an argument that that amount invested would be a fair trade off over 10 years or 15 years.

Do you have multiple Sub Contractors, for similar trade skills, such as plumbers, electricians, flooring crews, painters, etc.?

I wouldn't call a professional stock trader who makes a living trading stocks a "stock investor..."

Investing in small towns can bring good revenue but the appreciation will typically be lower than bigger places, it will be harder to get trades to work on them and it will be harder to get good property management.
