@Nicholas Field  Whatever you tell your lender, be sure that it's both true and complete. 

I learned their new policy is to only have one gas line per parcel, but their field leaders can make a determination to leave them as is (one line per unit). 

Do you have specific knowledge he can’t find through a professional real estate agent, and property manager or other professionals in the field?

I'd agree with Jeff, get the degree in the field you find interesting or are passionate about.

If you have a friend in that field that is perfect--hopefully he can help you and/or direct you to the right people.

Will the part time work and degree in my career's field be enough to qualify in my first year of fulltime employment or will I have to work a full 2 years before I can expect a lender to qualify me.Thank you for any help you guys can offer.

I am so passionate about the work I do in public health, but realize that this field will not be able to support my financial goals long term. 

As for investing I plan to learn the bare bones of real estate transactions and the industry more before I begin to invest, I was interested in finding wholesale deals and passing them along to flippers in hopes they would turn around and give me the listing, but I am still trying to become more knowledgable in the field.

It would be a GREAT help if I could get some third party prospective from others that have lives in this field.

The biggest downside I see to that particular function is the lack of familiarity with CPA's in the field trying to get the taxes filed appropriately.
