The house is a 1500 sq foot ranch.  

"It" means buying at auction, off MLS, and direct from sellers in a large geographical footprint across a wide price range.  

Im sorry if I sound like such a noob, but I just want to start off on the right foot. 

We are working on our third rental addition.The goal of joining BiggerPockets is to expand the footprints of my personal holdings and that of the partnership with other rental acquisitions via education, community involvement and your guidance.I accidentally found BiggerPockets recently while searching for a real estate book on Amazon and was really impressed with the site's content, layout, ease of use and its genuine contribution to the real estate community without exhorbitant fees.I look forward to increasing my knowledge with the webinars, podcasts, #askbp, forum engagements and other exchanges.By the way, I challenged myself to listen to at least two podcasts daily starting with #001, until I am at the current count. 

The two apartments will bring in $1900 monthly.Is it a stretch to list this house at $100/foot and hope to get $90/foot?

My own 10,000 foot view of problems/opportunity, my true advantage!

I had three contractors say they could do the rehab on it for 8500.00 which was great. the house only needed new carpet in the bedrooms and I was going to put laminate down in the living room and dining room. paint the interior of the house, new kitchen window, new vinyl kitchen floor put down, replace 3 4 foot pipes that they stole which was a blessing because they could have taken a lot more but they didn't. also mud spackle and replace the sheet rock in one of the bed rooms. all three contractors said they could do it for he same price and I found a house that didn't need much work.

I bill pay everything and print out an annual statement for taxes that shows all rents and expenses associated with the property. 

I need to increase my production rate so I want to start printing postcards and yellow letters but I don't know what I need except a printer, stamps, envelopes, and paper.Are there any specific types of printer or paper I would need?

It's pretty cut and dry.Sneaking off to the bathroom or break room to take calls, using your employer's internet that they pay for, printing out personal documents and copies, are all forms of theft and quickly degrade you in the eyes of your boss.Again, sorry to be harsh but I've run a business and let employees go who decide that their outside interests take precedence over the time I am paying them for.
