I'm not sure if you plan to rent out the entire house or do a rent-by-the-room but you should charge as much money as you can so that you can keep the extra cash. 

You will want the full set of plans: elevations, electrical, mechanical, plumbing, floor plan with signatures and seals.For the mini split, some recommendations: If you're going to use 2 heads (one for living room, one for bedroom), get 2 separate single zone outdoor units (not a multi-zone).

The major one in our area, for example (major metropolitan city) will still plan on requiring commissions to be posted in the MLS.

I'm a local so I plan to use that to my advantage.  

With the grace and mercy of GOD I will own my 1st Real Estate Investment property before the end of this year this will be 1 of many as I plan on retiring early so that I will be able to enjoy the fruits of my labor and help others where needed

Created en suite bed/bath, extra bedroom/office/playroom, created family/tv room, added a couple of windows in dark rooms, installed new HVAC, ran all new pex lines/valves/shut offs, all new hardwood flooring and carpet, all new and expanded kitchen cabinets, new appliances, converted 1/2 bath into full bath, repurposed 2 unused rooms (1 into a 4th bedroom/office/playroom and one into a family room, installed new interior and exterior lighting, new electric garage door w/remote, and landscaping What was the outcome?

Definitely plan on looking more into those area but I will reach out because I’m sure I’ll have a ton of questions.
